Jacob Dean Construction often provides preliminary pricing for our leasing partners in order to assist in finalizing lease negotiations. This service is provided at no cost. Our preliminary pricing should not be considered the final cost involved in any T.I. project. It is provided for use as a tool in determining if a t.i. allowance is adequate or identifying budget hot-spots and development of substitutions or more cost effective ideas if necessary. This is often done without design as determinations are being made to move the project forward or not. Preliminary pricing is a very difficult task. If priced too high, the lease arrangement likely will not come to fruition. Too low and the tenant or landlord does not have a reasonable anticipation of t.i. costs. The more information that can be provided, the more accurate the preliminary pricing.
